1. Drip Edge Replacement
Hail impacts damage and deform drip edge regularly, but carriers almost never include it. Current code in most states also requires drip edge replacement when a full roof replacement is performed.
2. Synthetic Underlayment Upgrade
Many carriers price 15lb or 30lb felt when current building codes and manufacturer specs require synthetic underlayment. The upgrade cost is fully recoverable.
3. Ice and Water Shield (Full Perimeter)
Carriers frequently include minimal ice and water shield but skip the full perimeter requirement mandated by current IRC code and most local amendments.
4. Permit Fees
Building permits are required for full roof replacements in nearly every jurisdiction, yet carriers routinely omit them. Permit fees are a legitimate, recoverable line item.
5. Starter Shingle Strip
Starter strips are a code-required, manufacturer-required installation item. Carriers regularly price shingles for starter rather than a dedicated starter product.
6. Ridge Cap Shingles (3-Tab vs. Hip & Ridge)
When a roof has architectural shingles, the correct ridge cap is a hip and ridge cap product — not 3-tab cut-downs. Carriers often price the cheaper option.
7. Step Flashing Replacement
Hail damage often requires full step flashing replacement at wall intersections and chimneys. Adjusters frequently scope only partial flashing or omit it entirely.
8. Pipe Boot/Flashing Replacement
Rubber pipe boots degrade and crack, and hail impacts accelerate failure. These are consistently omitted from carrier estimates despite being required for a code-compliant installation.
9. Gutter Replacement or Repair
Carriers will sometimes acknowledge gutter damage but price repair only when full replacement is warranted. Verify per-linear-foot pricing against current market rates.
10. Detach and Reset vs. Remove and Replace
Soft metals, satellite dishes, solar panels, and HVAC equipment on roofs all require labor to detach during installation and reset afterward. These D&R line items disappear from estimates regularly.
11. Roof Decking Replacement
Carriers frequently cap decking replacement at a small percentage. If inspection reveals widespread soft spots or damaged OSB, supplement for the actual footage.
12. Overhead and Profit (O&P)
On any job requiring general contractor coordination — multiple trades, interior repairs, scheduling — O&P is warranted. Carriers fight this but it's well-supported in case law.
13. Additional Labor for Steep Slope
Pitches above 7:12 require additional time and safety equipment. Most carriers include basic steep slope pricing but at reduced rates that don't reflect actual labor cost.
14. Solar Panel Removal and Reinstall
If a home has solar, removal and reinstall pricing is substantial and almost always missing from the initial carrier estimate. Requires coordination with solar company documentation.
15. Satellite Dish Relocation
Small item, but frequently overlooked. Satellite dishes or antennas on the roof require careful removal and precise reinstall — and the line item is fully recoverable.
