An estimate written from the ground cannot confirm whether that membrane exists or how far it runs, which is exactly why it is the single most contested line on a Massachusetts winter file.

Slate is not a shingle-line substitution, and matching an existing slate field with modern flat concrete tile or asphalt is not like kind. Where slate cannot be matched, the file needs documented proof, not an assumption that asphalt is an acceptable swap.

Why does a triple-decker in the Boston core supplement differently than a Cape ranch?
Because the roof assemblies and the failure modes are not the same building. Boston's dense multi-family stock runs slate, low-slope rubber membrane over porch additions, and shared party-wall flashing details that a single-family price list line does not anticipate. A Cape or South Shore single-family roof is closer to a standard asphalt assembly, but it carries the coastal wind borne debris requirements the triple-decker forty miles inland does not. Writing both off the same template misses whichever building the template was not built for.
How does ice dam water damage keep showing up after the roof is already replaced?
Because ice dams push water uphill under the shingle field rather than shedding it, so the intrusion path runs along the rafter bay and can travel several feet from the eave before it drops through a ceiling. Replacing the roof surface stops new water from entering, but it does not repair the plaster that already absorbed it or the insulation that is now compressed and wet. That interior scope gets discovered on a second look, days or weeks after the exterior work closes out, which is exactly when a carrier considers the claim finished.
